short sale approved "SOLD AS IS". After inspections, there are some repairs
such as roof,gutter repair, painting. No major issues. Is it safe for me to
ask repair credits from bank?
I just want to know if asking 10k credit for repairs worth the risk or not?
I like the house very much and don't want to lose the opportunity. What
chance it could make bank to kill the entire deal? Thanks in advance.
Here is my agent response:
Ok, I will do that. I just want to make sure that you understand that there
is a risk that they will not accept this and could potentially kill the
entire deal, moving on to a back-up offer. I cannot say this will for sure
be the case but it is possible. It will probably not be able to get
submitted until tomorrow since the bids will not be in yet.
I believe this is somewhat risky and that if you really want this house the
way it is that you are getting a great deal at the current price/terms.
You have already invest $1,000 in inspections/appraisal and your time.
Perhaps once the appraisal comes in you might see it differently or want to
sleep on it. I will get the items prepared but I would make sure you are
completely comfortable with this decision before doing so.

You guys reached agreement "sold as is" for the transaction. What do you
think will happen? Bank will not do anything you ask for and if you ask, you
will lose this one for sure. This is a short sale not bank owned yet. The
current owner is still paying the mortgage. The bank is in no hurry to dump
it and you are lucky that the bank approved the sale. If you like the house,
move on and forget about asking the bank to do repairing.

SHORT SALE,OWNER通常已经不付MORTGAGE了。
这里面关键的问题是时间。银行通常给的SHORT SALE窗口
很短,几个礼拜了一般。而这种本来银行已经批准了的
数目,再讨价还价的话又要从头来一遍。而且很多时候
还不止一个银行GET INVOLVED。所以这是RISK所在。

one bank. close by 3/18. Any better way to play safely?

I had similar situation, inspection after SS, found roof needs replaced due
to hail damage
seller said they can claim insurance but I will need to pay the deductible
any good suggestion? thanks

Short Sale基本都是Sold As Is。
如果Deal不错,不需要大修,建议不要回去和银行纠缠。

这个是重点, 我当时也有这中情况.好在没有什么大修的东西,本身也要装修,所以也无
所谓.其实有经验的agent在下offer的时候就回直接要求3% repair discount在价格上.
银行每次同意一个价格都是需要从头来一遍整个short sale流成的,比较麻烦.

maybe. the agent said the other offer over 50k above my price but can not
trust.
