请教一下贷款的事情,希望你指点一下。
基本情况:房价358500,准备多付点首付,大约17万左右。准备搞个7年的arm.最多住7
年,之后要么卖了要么付清算了。
昨天和agent 介绍的mortgage broker 谈了下,给我的rate 3.625 和BOA网站上的rate
一样,可是我waive 了escrow account,然后给了一个这样的closing cost estimate:
Mortgage charges:
credit report:35$
appraisal:380$
lender fee:590$ 这个后来经过讨价还价说可以waive
Flood certification:26$
Title charge
Title insurance:2148$
endorsement: 150$
recording: 90$
notary:20$
这些费用和rate靠谱么?
这个title insurance 说可以降低到1308$, 只cover up to lender的190000$. 这个
可行么? 有什么risk?
这个broker 是BOA的,看板上有人说broker 实际上可以shop around,不太明白为啥这
个又是和银行一家的。

我最近也在问这个,很奇怪,为什么没有州税呢?

你说的是title transfer tax? 有的有的,1% sale price 我没加进去。这个估计只有
宾州这鸟地方才有,别的地方要么很低,要么全是seller 付。

Charges looks OK, but recording $90 seems too low if in NJ. This is charges
by your attorney and it is just estimate, the actually number could be much
higher and it is not by your loan agent, it is charged by your attorney.
Title insurance, you have the choice of not paying the owner part, which
makes yourself take the risk, for saving $800 to risk 358000 amount, I
wouldn't do it unless you are very sure that you can definately own the
house for as long as you own the house.It's a complicated topic.

Thanks! I am in PA. The atterney cost might be different from NJ. The
attorney only comes into play at closing in PA, unless you want an attorney
review before you sign the contract (this is not required in PA). I know
this is different in NJ.
