今天房屋检查, 查出几个大问题
1)Walkout basement 虽然全装修,但吊顶时没有安装空调和暖气管道,使得地下室不
属于房屋的中央空调系统。 Seller's disclosure 没有disclose这个。 在 “list
any areas of the house that are not heated or airconditioned" 一栏为空白。
2)9个窗户的seal破了, 窗户夹层中可看到水汽。 9个窗户分部在各个房间中, 主
卧, 客卧, family, dining等房间都有。 HOA 的homepage上看, 这小区的很多户都
有这个问题。HOA 叫户主联系builder. 说有10年报修。 这些房子现已9年新。
3) attic fan 坏了。 Seller's disclosure checked box "no attic fan"
4) the deck at the backyard has shaky s
tairs (by design)
由于看了2次房,很喜欢,没预想到这些问题,特别是1) 和 2)。 seller's agent
态度很不好, 我的验房师和经纪都很讨厌她。 seller 有请律师做attorney review.
现在他们不大可能修1), 因为工程太大。
1) 只能用独立的暖气炉来解决。 不知对resale影响如何。 2)应该seller会修。
但不知道现在不漏的窗户以后会不会漏。
如果 backout, 我也要损失验房费和lender的apparisal fee. 如何不backout, 我如何
才能最大化自己的利益?

这个要看你公司是什么原因被卖啊,是因为经营不善,不得不卖,还是说发展很好被大
公司看中而收购。。。这两者区别很大

backout也就是损失几百刀Inspection和Apparisal,硬买那至少是花几十万+一堆麻烦
,这还拎不清?难道房子inspection一下就非买不可了?

Did you get a good price for this house? If the price is good and you
absolutely love this house, compromise is the word you need now.
1)Basement no air conditioner/heater- you can install a separate unit after
you move in. Call Home Depot to get a free estimate, and try to split the
cost with the seller. No air conditioner/heater will affect resale value.
Please also make sure they have permit to finish the basement, otherwise you
will run into even bigger problem later on.
2)Windows is easy to fix, they probably will call the builder and fix it
before the closing.
3)Fan - easy to fix
4)Stair - easy to fix
Keep looking if you find better house use that to force the seller to fix
the problems or back out the deal.

我们的房子有3个玻璃也是夹层有水汽,很难看。当时卖方不愿意换玻璃,说很贵。

from starting new job to the sell is completed?
2-6 month I guess, ( probably longer than 6 month, but definitely within 1yr)

谢谢大家的意见 (特别是NJRealtor888 )。当时是lender的appraiser和我的agent联
系定的appointment. 经纪偷懒, 想一次性搞掂, 就把appraisal 定在和房检同一时
间。但我到的时候, 也就是房检之前,appraisal就做完了。 我连appraiser面都没见
到。算是一个教训了。

3) It is not a problem because seller can easily remove the fan
4) As long as the deck can pass state safety inspection, it is ok
2) If seller agree to fix them, you must ask for the copy of receipt and
related paperwork. Later on, if you still have problem, you can go for the
company, which did the fix.
1) It is a little bit tough. If I were you, I will either demand seller to
fix the problem or ask for credit. Otherwise, you should void the contract.
I assume the contract price is not lower than market price. If you think
you got a good deal, or seller agree to provide credit, you should hire a
third-party contractor to estimate the cost. Also, if your area has
potential radon issue, you need treat this problem very seriously.

They are minor issues and must be fixable without too much cost. (window
might cost some if you want to replace)
and remember, normally people budget 1% house price for yearly maintain.
after you inspected more than 3 houses on market you will think these are
very common and should not be a no for a house you really like with good
LOCATION and FLOOR PLAN.
make sure structure, roof, foundation, basement, insulation, siding, window,
deck, carpet/floor, bathroom are fine, furnace and heater are new enough.
others things should really be
