这次refinance是0 cost，发现title insurance一项比我们买房时的title insurance
便宜了不少，少于一半。在想是不是买房时包括了owner policy，而refinance时没有
？refinance 的时候需不需要买呢？如果需要，这个费用可以要求broker付吗？
还有，不同的title insurance company, cost不同，有贵有便宜的。coverage有什么
区别呢？就是在想broker会不会为了减少cost挑最差的，最便宜的？

以前的那个title insurance只能管买房那个时间以前的title是否clean。
从那时起到现在，需要另外的保险，否则lender有风险。

2 卧室的房间不算标准房，这个cert是换不了的。有的酒店可能会有cert+points的选
项给你升级。SpringHill Suites 和 Residence Inns 有这种两卧室的房间。

你说的是lender policy吧？那个是一定要买的。就是不清楚是否还需要买owner
policy？是不是我之前买的owner policy会一直cover as long as we are the owner?

PURCHASE REFINANCE
Owner's Policy 需要(一般由Seller付) 不需要
Lender's Policy 需要(一般由Borrower付)* 需要(Borrower付)

还有我做的是no cost 的refinance。 417K的贷款，为什么最后the amount financed
is 415.3K?而且我的4.0%rate，怎么 APR 是4.03%？看版上说如果是0 cost，APR 应该
等于 rate，那我这个4.03%对吗?
