新手买房子,seller发来了个他们做的inspection report,
看起来有些defect,急着要下offer了,
能请版上的牛人们帮忙分析一下那些是比较重要的问题么?

defects:
1. Grading & Drainage
Comments: Observed soil / mulch too high in flower beds at rear of dwelling &
detached garage. Recommend repairs, establish proper drainage, and top soil /
mulch should be at least 2” below the siding or brick line and sloped away
from the foundation.
2. Roof Structure & Attic (If the attic is inaccessible, report the method
used to
inspect.)
Comments: Many areas of the attic were not visible or accessible and were
not
inspected. Missing / inadequate catwalk. Catwalk should be clear of all
tripping
hazards. Missing joist hangers at attic door framing. Inadequate fasteners
used at
attic door framing – recommend installing 16D nails. Missing and displaced
attic
insulation ( exposed sheetrock). Missing fire block at breezeway.
Observed blown and batting fiberglass insulation in the attic.
Approximate Average Depth of Insulation: 4-6 inches.
Approximate Average of Thickness of Vertical Insulation: 0-10 inches.
Observed soffit vents and turbine vents for attic ventilation.
3. Walls (Interior & Exterior)
Comments:
Interior: Settlement cracks in sheetrock at dinning room and formal living
room.
Note: Portions of house and detached garage was inaccessible due to
furniture and
stored items.
Exterior: Damaged siding at front left corner of house and at detached
garage.
Cracks in brick/brick mortar.
4. Doors (Interior & Exterior)
Comments:
Interior: Voids (weather stripping) at rear entry door off family room.
Missing door stops / door stop tips at various places. Half bath and front
left bedroom doors will not latch. Attic door does not close flush. Rear
right bedroom door will not stay open.
Exterior: Damaged door casing at rear entry off family room.
Note: Glass in doors should be tempered glass. No safety label
5. Windows
Comments: Missing screens. Void in caulk/sealant at exterior of windows at
various
places. Improper egress (window height) at rear right bedroom.
6. Porches, Balconies, Decks and Carports
Comments: Damaged support post at breezeway.
7. Service Entrance and Panels
Comments:
Main service panel is located outside on left side of dwelling. Observed 2/0
Copper service entrance conductors / 200 Amp. main shut-off breaker /
Copper grounding conductor to grounding electrode. Panel board / dead front
cover is not labeled properly.
8. Water Supply System and Fixtures
Location of Water Meter: Right side of driveway (front yard).
Location of main water supply valve: Left side of dwelling.
Static water pressure reading: 60 PSI.
Comments:
Type of Supply Piping – Galvanized: Exposed supply lines in attic.
Exterior Faucets: No anti-syphon devices.
Kitchen: No repairs noted.
Laundry: No Hot water identification at washer faucet, three prong 220 dryer
receptacle and uncapped gas shut-off valve.
Half Bath: No repairs noted.
Master Bath: Water level is too high in toilet tank. Sink stopper is out of
adjustment –will not hold water. Cracked tile at shower door. Void in tile
grout at shower.
Broke/cracked shower handles. Water leaks at shower head.
Hall Bath: Water level is too high in toilet tank. Void in tile grout/caulk
at shower.Water leaks at shower diverter handle.
9. Water Heating Equipment (Report as in need of repair those conditions
specifically listed as recognized hazards by TREC rules.)

10. Gas Supply Systems
Comments: No sediment traps at furnace and water heater. Utility room gas
shut-off
valve is uncapped – all gas shut-off valves when not in use should be
capped.

Comments: Not installed at the required locations (hall and inside all
bedrooms).
