[请教] ShortSale银行批准后,如何就维修谈判# Living

Short sale等了大半年,BOA终于Counter Offer了。然后我们又counter back, 最后批
准了。
下面是BOA approval letter 上的话:
“Closing costs have been negotiated and agreed upon with the authorized
agent as of October XX, 2011
a. Total Closing Costs not to exceed $xxx
b. Maximum commission paid 6%
c. Maximum allowed to the Jr. Lien Holder $4000 (2rd loan 也是BOA, 6%UPB)
d. Maximum allowed for HOA liens N/A (if applicable)
e. Maximum allowed for repairs N/A (if applicable)
f. Maximum allowed for termite inspection/repairs N/A (if applicable)
Any additional fees that were not approved on October xx, 2011 will not be
covered by Bank of America, N.A. and become the sole responsibility of the
agent, the buyer or the seller to pay at closing.”
04年的房子,刚做了inspection。木头的外墙需要重新刷漆,其它还有些小维修。
我的理解,BOA总共出<=a, b+c+d+e+f<=a.
现在f=0, 那么维修的钱(e)我们是否可以要求两个agents出一部分。(seller已经
买好了新房准备搬家,不会出1分钱的。)
有经验的说说,现在应该继续跟BOA要还是跟agents谈价。多谢!
