贷款rate的高低和很多条件有关,如果只说一个program和一个rate,可以说没有太大的
意义,也会引起不必要的误解。建议朋友们提供以下的信息,得到的rate会比较准确.
Which State:[CA/NJ/NY/...]
House type: [Single Family House Type/Town House/Condo]
Have HOA? [Yes/No]
House value:
Loan amount:
FICO score (Credit score):
Desired loan term: [30 Yr. Fixed/15 Yr. Fixed/7ARM/5ARM/...]
With impound: [Yes/No]
Have HELOC (Home Equity Line of Credit): [Yes/No]

IF your case is Eb1, then I guess the PD does not matter, i.e., the
processing is based on the receipt date rather than PD.
For other category, it will be processed on PD.

I am EB2, so there is no difference if I submit it on Oct 1st or Oct 28th?
as long as it is within same month?

As long as your PD is current, of course the earlier better.

Escrow impound accounts are those accounts which lenders set up to collect '
up-front' money from you when you take out a mortgage to cover future
expenses such as property taxes and insurance. Lenders like to set up these
impound accounts, as they are then certain that the property taxes and
insurance will be paid on time, as they will be holding the money and paying
these expenses for you.

The good:

There will be more lender rebate to cover closing cost. Sometimes, the rate
may get better.
If the cash rebate from lender is more than closing cost, the extra money
will go into your escrow account. Sometimes, the extra money can be as much
as a few thousand dollars.
The bad:

You will prepay about six months property tax and six months of insurance
during closing.
You will also pay insurance and property tax in your monthly mortgage
payment. The amount is (total amount/12)
In rare case, you may have to follow up with lender who doesn't pay property
tax or insurance on time.
Can I cancel the escrow impound?

Depend on the lender, some lenders allow you to cancel, others may not

For loan with HELOc, it will take longer time to refinance and some lenders
will impose rebate hit. As a result, the rate will be higher.

So the best is to refin the first house and than get the new house with a
new loan, right?

各位筒子们:
如果你的贷款是30年,loan to apprasial value ratio(LTV)最好<=75%
如果你的贷款是15年,loan to apprasial value ratio(LTV)可以<=80%
如果你的FICO的分数不到740,15年的term没有30年那么对fico score敏感。
以上请大家在考虑refi的term的时候参考之用
