I just noticed that my loan broker increased the appraisal feel from previously said $375 to now $395, after the appraisal was done. Got really concerned...if
they increase the closing fees at will, I feel that I'm being robbed. Do I
have any control? Your opinion or experience would be highly appreciated!

don't worry, the final cost must be within 10% to the good faith, otherwise,
the mortgage broker will be in trouble. You will see the comparson in the
final HUD

last loan commitment? That will be really disgusting.

Firstly, you should get lock confirmation from your agent.
To answer your question,if your loan condition has not changed after the
appraisal, the rate should not change.

Apprisasl fee might be increased for different reasons, but they should tell
you in advance not after the appraisal is done. Unless there is justified
explanation, otherwise, it is unacceptable.
Be sure everything is in written form.
