卖家是银行。合约中说
I(we) elect to have the Seller choose a qualified escrow company and/or
title insurance company in connection with the sale of the subject property;
provided that Seller will pay the cost of the Owner's Title Insurance
Policy, and Buyer and Seller will each pay for their respective escrow and/
or title insurance closing costs as indicated on the HUD-1 Settlement
statement.
好像是说银行可以做帮我买title insurance的选择，也没说他们会这么选阿。但我的
agent说他们会出钱买。Am I missing something?
然后还说我和卖家分别pay各自的escrow cost，是什么意思？除了银行出的insurance
的one-time fee，还有什么escrow的费用吗？要多少钱？管什么用的？
另外，有了title insurance，律师还一定要吗？除了title history，他还会查什么自
己差不了的？？多谢帮我扫盲啊！

escrow is an independent third party to exchange (property title with the
contract price). Normally seller and buyser share the cost.

that will depend on your local state law. most states don't even need an
attorney for real estate transaction except east cost (NE mainly). which
state are you in?

额。。。。clarify一下，我想问的不是法律上我是否一定要用律师，我知道我这儿不
是必须的；而是要问，如果不用律师的话，会不会有什么问题搞不清楚，以后出问题。
因为已经有了title insurance，所以这个最大的问题应该是有保障了，别的还有什么
一定需要律师处理的？如果只是仔细读一下合约，确保没什么大的问题的话，就不需要
律师了，毕竟好贵啊。

加州这里是不需要律师的，其他州最好还是问问别人，如果其他朋友都用律师，你最好
也找一个。
