No one should/will/can affect an appraiser. The appraisal price must be
based on market value, otherwise, the lender will question appraiser.

估价有估价的规则，只要估价师不想丢饭碗都不会胡来。估价报告主要是靠comparable
来support value的。如果comparable可以合理地支持contract上的价格，那么这个估
价报告就是公正地反映了市场价。只要房屋是可居住的，其内部装修精良程度，对价格
的影响十分有限，基本不会过万。

估价报告上会show出合同价，因此appraiser需要看到合同。
此外，一些合同条款有必要出现在appraisal report上，但不是LZ提到的那些。如果合
同里连带家具等，则必须show在appraisal report上。

最近我才知道有一种叫desktop appraisal review。
appraisal结果是你的contract价钱是否合理，不做真的appraisal。合法，lender也没
意见。
看来什么都可以有漏洞钻，就是你不知道而已。

Sometimes desktop appraisal review just check, and itself can't replace
physical appraisal in most cases.

估价自然会受到合同的影响，就像在比较分析中受到其他成交合同的影响一样。
但朝高的方向影响和朝低的方向影响的结果是不一样的。appraiser的主要工作
是告诉银行贷款给你买这个房子是否有风险(如果你以高价买入一个不值钱的房子，
银行的贷款今后就可以无法收回)，如果appraiser认为风险不大，那么定的
appraisal的价格一般就是比合同多几千，这样对于你、对于银行就足够了。
只有在房子有非常明显的问题的时候，appraiser才会将appraisal价格定
在合同价格下面。

我说的X和Y都是合同价。 因为房检查出问题，所以卖方给了CREDIT并且CREDIT大于
closing cost,所以房价从X降到Y.
