现在的lender联系我，问要不要refinance。现在15年是3.75%，说refinance到3.25%或

如果是no cost, no point,你不需要出仼何费用

No Point No Fee refinancing, 应该cover your appraisal fee.

四个可能：
(1)移民局本来准备发两年，搞错了。
(2)移民局有内部工作安排，知道你一年内必然绿。
(3)本来就没有这个排期不current就批两年的规定。

只要跟LENDER MAKE SURE你在refi的过程中不用出一分钱，低了0.5%是非常值得做的

appraisal也不用你出,是真正的no cost refinance.

Escrow cost is part of the closing cost (not confused with impound account).
If the lender cover you prepaid interest and $500 credit in addition to No
Point No Fee, it is acceptable.

What is estimated amount of prepaid interest and escrow deposit? What is
your loan amount?
Regardless, it seems it is OK.

Lender出prepaid interest? 这个还是头一次听说。这个不是non-recurring cost，应
该是只能由borrower来出的。

Yes, but even with that cost. the new rate is still lower than the old rate.
and borrower can still save money

If the cost is added back to the loan principle, this is NOT no point no fee
refinancing any more.
