I can only find 5-6 houses to see each weekend. I am trying to understand the marginal value of seeing so many houses. Would the wait and see approach always work out?

then it only takes you 20 weeks to see 100+ houses, most people spend at least 1 yr to look for houses the chance of success in wait and see approach is much much bigger than the chance of "bingo, i see the first house and buy it"

That's what I want to find out. Are you waiting for your dream house? And given most of the buyer in the same pricing range has similar desire, if the dream house does become available, would it be overpriced due to high demand? Just want to get people's opinion and experience..

Can somebody give me a point to see 100+ houses? You must have too much time to kill. Spending a year to find a house? unless you are going to live there forever... And 70% of asking price? That will for sure piss most sellers off. You have to be reasonable if you are serious, otherwise you are wasting everybody's time including yourself.

The sincerity of the post is questionable. But I wouldn't be surprised that someone spend 1yr+ looking at house. I just want to understand the value of such a long search and would people really find a dream house in the end.

I bought my 1st home after looking at about 10. The next house we will be moving in soon is the 2nd one we looked. I have offered less than 50% for rundown area ghetto houses for investment. These are normally in poor condition and no lenders want to touch so only cash can work it way out. But for your own residence, you got to be reasonable. I was wondering why you want to live in a area where houses are selling at 70% of the listing price, if it is a reasonably priced. 70% is way off the mark.

I think finding the 'dream house' needs some luck. Looking at 100+ or 1000+ house doesn't increase the chance that the next one you'll look at is your dream house. On the other hand, some compromise has to be made, and people has to be reasonable for their 'dream'. I think for those who looked at 100+ houses and still cannot settle down, most likely it's not because they are not lucky, but because they are too scared to make such a big decision.
