是不是都按LIST价格减百分之十?
我怎么听说,现在最后成交的价格都比LIST PRICE要高。好多的拿现金来抢房子。

完全要看listing price是不是按照market price来列的。

i would start at 75% of the asking price or the lower limit of Willow
estimate, whichever is lower.
then work from there and hooefully make deal at somewhere between 20 - 15 %
off the listing.
don't worry about lowballing. you could always increase the price later if
you really like it.. the worst thing would be to have the price too high.
once you submit the offer, it could only go up, you can never go down. just
remember that...

没有人抢的时候可以用这个strategy,如果是好deal,这样可不行。

May work in detroit.
In other parts of the nation you may get a "haha" as counter offer.

i once lost a house even at a higher price and the sucker who got the house
paid $60K less than my offering?
it was because he didn't have a buyer agent, and i had one.
by law, the listing agent have to submit all offers to the buyer. I had no
doubt that she did, otherwise she would risk losing her licence.
But somehow she managed to convinced the seller to reject my offer and took
another one that was $60K less.. hats off to the listing agent for her
ability to influence the seller...
so, the key thing is not to have any agent yourself, and submit a lowball.
It may work. But even if it doesn't, it would cost no harm. simply increase
the amount and submit again. once you hand in ur initial offer, you could only increase, never go down.

我出两个包子给给了估价,又给了合理的估价原因的ID。包子不多,包子发光了为止。

Zestimate不靠谱? 我看新点的还行, 当然是大概齐, 不可能是很准确的

首先,没有特别准确的估价。
但是你可以通过zillow,redfin这些网站了解到最近半年小区内已售出房子的价格,然
后根据售出房子的大小、新旧等等反推你计划要买房子的大致市场合理价格,给出你
offer的价格。
第二,好学区好地区的房子,情况良好价格公道的房子基本是一上市很快就没,个别时
候还要加价才可能拿到。
第三,春季、夏季是传统的购房旺季,卖家总觉得好房子不愁卖也肯等,讲起价来的难
度普遍比冬季大。
