Short Sale已经等了1个多月了。有个问题。如果final work through啥时作？
如果房子在这段时间出了问题咋办？比如，火灾，水淹之类的。这时已经过了
inspection & finanical contigency.
怎么讲价或退出？

.....final walk thru已经都是close时候的事情了
到那一步再退出，不太好，一般都是形式，当然，真有什么问题可以的。
在你拿到closing doc之前所有东西都不是你操心的
either保险或者seller的事情

再讲价就免了吧。可以退，不过要有合理要求否则EM可能就要不回来了。

关键就是怎么定义有问题了，或者说和那个标准比较了。
short sale说sell as is。比如在最后一个月住在那的人搬家把墙搞了个大洞。
Inspection时没这事，现在有了。那seller可以说as is，他可以抵赖说原来就这样。
尤其是这种short sale的，原来住家没了房子很生气可以故意搞破坏呀。
问题是这时buyer的contigency都用光了，那buyer有啥武器来威胁seller来修或退出吗？

Short sale不是forclosue,卖主是希望成交的，这样不影响他的信用记录来抵消贷款。
Final walk就是来找毛病的。

you are wrong. the seller's credit will be ruined and the only difference
between short sale and foreclose is the length of time on their credit
record. typically short sale owner would stop mortgage payment right after
they either listed the house or received an offer if they hadn't stopped it
even before putting the house on the market. they will loss the house any
way. short sale normally is an "as is" sale meaning the seller will not do
any repairing works and doesn't have any money to credit to the buyer
because of the short situation. unless the property has been severely
damaged, buyer can not do much at this late stage.
