感觉这是个好deal,appraisal高出15%,不过为什么要降价呢?难道是appraisal的价

1. I think it is normal loan is smaller than selling price in your case, but
it put the closing into jeopardy. Just an analog, for ABC closed fund, you
bought 1000 share in 2008 @ $20 apiece but today's stock worth $5. You
would like to cut loss, but not all the way to $5. Someone would like to
buy at $15 and you are willing to sell. Then he said I need your finance,
would you then value it at $15 or $5?
2. It is normal for your LD not as a co-signer. F1 is very difficult to
secure a loan and it is a headacke for processing F1 for most banks. F1
after all is a non-immigration visa with the intent NOT to stay in the US
forever. H1 can have the intention for immigration. If your salary is good
enough, you should only consider you yourself as the loan signer.
3. While, it is a mess, but for foreclosure it is normal to have things
here and there and I would think it better applies to people with more
flexible schedule if it is the primary housong.

.... 6,7w loan .... I would think using cash makes more sense this low.
borrow from friends and family, balance transfer some,..... unless your salary is sub 4w.... there is no reason to not pay cash.

其实你说了一堆,关键的只有一条,appraisal价过低,loan批不下来,这是好事呀.如果你
买下来了,亏了15%的房价那才大呢,现在即使不买损失$1000而已.

我也想啊,但挤破头也只能挤出4w的cash,如果不买这个买一些4w的房子,又没钱装修
。通常4w的房子都要花1w来装修。
salary is sub 4w.... there is no reason to not pay cash.

其实我对于那7%的差价不是特别敏感,摊平在15年里根本算不了什么,但loan一方说不
行,就因为这7%我根本没法贷款。

right before graduation as students, we had more than 4w in bank account, 2w
in stock/roth ira .....
when my friend and classmate bought his house, I gave him like 4w in cash,
and that is in the first a few months of my working ....
You could ask your wife, in her name apply several BUSINESS cards with the
business name her name and TIN her SSN, if no balance transfer fees. Those
cards usually have higher credit limit (several years ago, mine was like 20-
30k). If you can earn enough money in the coming year, you can ask your
wife balance transfer and then repay in 11 months. I did not track balance
transfer offers, but there are a few personal cards I know of, to pay off
your loan.
If you are having less earning that way, in about 10 month, you apply for
those cards and require balance transfer to pay off your LD's cards (you may
need to cash the check into your checking account and then payoff the other
cards) and rounds and rounds if you wish.
