My husband's credit score is not that good. Our loan broker recommended
that I apply for loan by myself. My question is if I am the only borrower,
what about the title? Does he have the obligation to pay the loan? Thanks
for all your help!

you can have both names on title of house. since there is only one borrower,
only you have obligation to pay the loan. He is free of the loan, but he
has to agree than if you do not pay the loan, bank can take the house owned
by both of you. if there is any deficiency,then bank can only chase you to
get the money.

你的先生的名字可以放在title上面，没有问题。贷款人只有你一个人就好了。

如果是PF, 您要先quit title. close之后才能把您加进去
如果是其它lender, 您可以在title上.

deed上是两个人的名字，产权就不会因为是否都是borrower而改变。因为你们是夫妻，
原则上财产是共有，债务也是共担的（或许不同州有不同的解释，不过，大部分是这样
的）。就算LZ是唯一的borrower，真的供不起的时候，你老公也得背这债务。就算
foreclosure了，你老公虽然不是borrower，也一样会被银行赶出去。

离婚的话，两个人的名字都在deed上应该是平方房产的，谈妥了手续结束了deed都会改
的，如果按协议他再无产权了的话，他不走，LZ可以报警的。如果人家还有产权，没理
由不能住的。而产权不是看谁是borrower，是看谁的名字在Deed上。

这个要看你们的离婚协议了，比方说你给老公一笔钱，然后让他把title全都转到你的
名字底下。
