同样的学区, price差不多, both build around 1950 and recently renovated.
similar condition.
1) ranch 2250 sq ft, unfinished basement, recently renovated, 0.9 acre lot
size. move-in ready. *2 bedroom 2 bathroom* with master bath. Actually it
has a third bedroom but can only be listed as a study room. CANNOT be
expanded to 3 bedroom, which means in the future we have to sell it as 2
bedroom house.
2) ranch total 3600 sq ft, finished basement, 1800 sq ft above ground, 1800
sq ft in basement. 1 acre lot size. *3 bedroom, 3 bathroom*, the renovation
is 90% done. We have to finish the master bathroom and the kitchen island if
buy this one.
LD和我非常喜欢 1)
largely because of it's nicely done renovation and move-in ready we don't
need to do anything. But our big concern is the future resell, 2 bedroom
will not be easily sold.
2) We need to finish the renovation and put down around 25K to finish it (
estimated by our buyer agent) before we move it. Our buyer agent suggest us
to take this one. We also feel for future re-sell we should take this one.

我更喜欢一，如果那个study room能做bedroom用的话。
二，1800sqft 3bed, 3bath是不是太挤了？

How about re-sell, any family with 1+ kid will buy a house listed with 2
bedroom?
3 bedrooms are decent size, the living room is not that big though, the
kitchen is OK, the family room and office is in basement.

卖房的时候估计会有影响，比如我在网站上看房子的时候都是直接搜3 bedroom的， 2
bedroom的根本看不到。。。
如果能列成3bed的话问题就不大。那个study room为什么不能弄成个bedroom呢？
第一个房子以后地下室装修一下，可以大很多的。

That's what we worried about. probably go for 2) even though we like 1) a
lot.

your agent is right!
第一次买房的人往往被华丽胡烧的东西迷惑...
2才是好的选择,尽管要套掏钱装修一下.但值.
