just get the seller disclosure first. then claim that you are not happy about the disclosure. tell the seller to lower the price, with which you will remove the disclosure contingency, or you will walk away. if the seller disagree (most likely), then you walk away, with little to no cost. if u are not sure that you want to buy, don't do inspection yet. it costs you a few hundred bucks.
there are many contingencies. u can bargain based on disclosure, HOA, CC&R, title report, termite inspection, etc. these are free (seller pays for these stuff). get the price right before do inspection and appraisal. these costs are buyer's responsibility.
