只要你有loan，就需要有title insurance。所以cash买房的时候不需要，以后
refinance的时候就要买了。

一部分是属于lender的，一部分是属于owner的。
你作为owner，有权力选择买还是不买owner那部分的title insurance。
但如果你是有贷款的，lender那部分的title insurance必须买，区别只是在于有的州

我的agent说买这个主要是图个保险。比如过两口子离婚，一方把房子卖给你了，过了
段时间另一方找过来说那个房子有他的一份。到时候就title问题就很烦人。

如果不差钱,最好还是买一个owner's title insurance. 在MD做refinance,如果你有
owner's title insurance,买lender title insurance时会有re-issue rate,价格会便
宜一些.

2）有意的瞒报、晚报。

我那个破律师根本没查，都不知道有2个morgage在这个房子上，最后还是loan agent查
出来的。
这样的律师是不是很操蛋。

本州的买卖都是标准流程，无需自行聘请律师。不过在Title Company过户的时候，应
该会有律师查，所以你买不买都没啥关系。

哦他说是银行的原因。我也查过好像很多银行就是不给买，另外home insurance也不给
买。transfer tax我听板上一个人也提过。
再说sellor有啥benefit，卖多少钱他不是都一分钱也拿不到么。

流程是，公司会安排业务员去政府查看拿title，其实，你自己也可以的。
然后律师负责过户时阅读文件宣读双方责任并解释条文如果有问题的话，见证双方签字
，买卖生效。
