正在买一个房子，屋主说他们会换屋顶，我想了解一下，屋顶材料+人工大概要多少钱/
sqft，材料有无优良中差之分，因为seller马上要搬到很远的州了，他要是换的屋顶质

屋顶有好多种，价格不一样。
还有你的屋顶的面积。。

比较好的lifetime warranty的屋顶,我这里大约2块多一平方尺屋顶,包含换vent什么的
(如果是两层楼,屋顶面积可能跟房子的居住面积差不多).但是版上很多人说要比这个贵

记得看房子的时候，AGENT和我说的，大概1000 SQFT的房子，换个新屋顶要6-8K，稍微
大点的，我想就近10K了。。

one of the reason that the seller has to change the roof is that buyer may
not be able to get an insurance policy with the current roof. it's not about
who is going to do it and the cost. if nobody will issue an insurance
policy to a property, buyer will not be able to get a loan and the seller
couldn't sale it unless there's a buyer planning to buy it with all cash.
what about your case and how old it the current roof?

21年的屋顶了，seller 说他们换屋顶，但是还没有详细的换屋顶的信息，因为他们马
上要搬到外州了，毕竟我们要住在新屋顶下，所以觉得可能我们换对质量有点保证。市
面上的屋顶材料质量变化大吗？

wood shingle roof. as a buyer, you are most likely will have problem to
obtain an insurance policy for such old roof since insurance company knows
that the roof could started leaking at any time. check with your insurance
agent and see whether you can get a policy or not. if you can get one for
sure, you then can ask the seller to stop changing the roof and lower the
price for the cost of a new roof.

可以找附近的roofer 要quot的
我们这儿,最便宜的flat shingle,按屋顶的面积,算下来差不多是1刀/sqf的材料费, 再
加1-1.8刀/sqf的人工费.

body will care whether you have an insurance or not, but if you need a loan,
your lender will demand you to get one to meet lender's standard.

I just replaced my roof. I don't remember the roof size but my house is
about 2400 sq feet. My insurance paid about 8000~9000 for house roof and
garage roof as well as gutter.
If you ask for 10K credit, it should be enough.
