看上一个房子,这个房子在market有半年了。第一次出offer 32万，三天之后seller给
的counter offer是 36万，然后第二次出offer 33万，几天后，然我的agent问seller
的agent如何，seller的agent说seller低于36万不接受，让她发封正式的email，不理
，让她跟seller确认一下窗帘是否在合同之内，也不理。我agent跟她说，这个价格的
话，seller要等很长很长的时间才能卖掉，seller的agent说sellers are comfortable
with this。
这个房子确实很喜欢，附近一个类似的房子刚卖掉是32万，但是36万我肯定不会出的。
这个区一般。
大家说现在怎么办？直接跟seller联系？

摆明了人要等更多的OFFER，你不过是个垫背的，让
我卖，我现在也是拖着你，现在是卖家市场，我觉得
你还是MOVE ON为好，否则你再出34万也买不下来，人
知道你非要不可，不给够36万，那也得35

你和卖家联系木用阿，唯一能作的是等卖家着急了降价。
现在继续看别的，别老想着它。同时，一点点和卖家磨。。。

也可能是口气硬，等等没啥好OFFER，或者LOAN FALL THROUGH了，
还会回头来找你的

Interesting. OK, if you believe that your local market will be flat or go
down even further, wait till they drop the price. but if your local market
stats moving up, go for it. otherwise, move on. btw, what is the listing
price and have they made price change(s) in the past couple of months?

inside renovation also matters. For example, shutters cost 10k; stone
flooring cost 10K. Beautiful yard cost several10Ks. You cannot say some
houses sell less a few months ago. Market changes.

listing price 是36.9万。这个价格从去年10月list出来后没有改变过。

谢谢回复。这个地方的房子基本不增值，主要是空地太多了。

i c. could be two reasons. one: the seller is waiting and not in any hurry;
two, they can not afford to sale at any lower price (it may become a short
sale if they lower further). neither case is good for you. ask your agent to
find out more.

谢谢你的回复。
一楼的走廊客厅和breakfast area 是tile。一楼的dining room 和sitting room是地
板。所有卧室都是地毯。浴室没有upgrade，没有大理石，而且淋浴的地方维护的不好。
他家的窗帘确实很好，应该是专门design过，不过现在不确定窗帘是否包括在contract
，我agent跟seller agent发信，那里不理。

多谢。去过这家两次，感觉这家人感觉是不着急。我让我agent问这家人计划什么时候
搬走，我agent说这个不好问。从google上搜索，这家夫妇都是本地医院的负责麻醉的
护士。

can you explain the the second case: short sale?
i understand if they don't sell, it will become a short sale,which is not
good. however, on the other hand, they must sell above certain number, which
means less flexibility during the negotiation.
