1. you don't know how long it will take, possible 3 months, 6 month or a 1
year.
2. you don't know if the bank will accept the price you offered. They can
come back with a higher price you cannot accept.
advantage is : maybe you find a good deal.

0. you don't even know if the seller is serious or not. Many times, the
seller is simply to attract a bid of short sale and start the short sale
process.
