approved.

在贷款Final approval之后,就可以order loan docs.
一般要提前1-2天order,具体要看银行出docs的速度怎么样.
以上都是loan agent or broker的活,borrower只需要告诉他们想在哪一天close,他们
就会order loan docs.

Regulation: borrower must be provided with proposed final HUD-1 at least 24
hours prior to closing.

24 小时前才给 HUD-1，如果发现什么错误需要改，岂不是没法按时 Close 了？

我们这个 Lender 比较烦，Conditional Commitment 都三个星期了，还在揪着一个
Appraisal 的问题不放，其实问题很简单， Appraiser 在 Appraisal Report 里说他
发现一个车库门关不上，但我们房检的时候都试过，没发现车库门有问题，而且在
Appraisal Report 出来后 Seller 也再次检查确认车库门没问题，说 Appraiser 可以
随时再回去确认。现在貌似 Lender 又不要求 Appraiser 再回去检查，但非要
Appraiser 再给个 Comment Addendum，说明那个车库门是不是会影响 Appraisal
Value。。。就算车库门有问题，换个新的也不过几百块吧？

FINAL HUD都是这样，能提前24小时给就很不错了，有的时候都CLOSING了还在修改。这
些都是正常程序。你签HUD的时候也要再检查，有错了立刻改。 CLOSING时间长短从１
个小时到N个小时不等，所以没有什么不能及时CLOSE一说

Lender 那边要清掉所有的 Condition、出 Final Commitment Letter 后，才会出
Loan Documents 给 Settlement 公司，从 Final Commitment 到发 Loan Documents &
Closing Instruction 给 Settlement 公司，这中间需要几天，我们的 Loan Agent
说是需要 5 个 Business Days。

每个lender不同, 快的话, 当天approval, 当天出doc, 第二天就可以sign.有的要慢一
点.

those are standard process, which lender will do when neceassary. There's
nothing that you need to "ORDER". The only document that you need to review
is HUD. Lender and your attorney will take care the remainings.
