It came in at $127,000. I sent an amendment your way reducing the price to
$127,000 reflecting $3000 seller contribution rather than the way it
originally was. I also have sent her the inspection report. The amendment
actually says $4000 rather than $3000. By agreeing to this, you won't have
to do any repairs to the property. I feel they would amount to more than $
1000 anyway not to mention the hassle of doing them long distance.
To confirm what I was trying to say in the previous paragraph. The amendment
now says the house will sell for $127,000 with $4000 seller contribution.
(This amounts $3000 closing costs and $1000 to be used toward repairs.)

感觉buyer挺穷的,没足够的现金支付closing cost,也没有现金进行维修,所以才要
这样的方式。如果是手上有cash的人,理性的做法是让seller直接降价。

如果给了1000CASH,是否以后的房子发现问题就跟我没关系了?After closing day,
unless you lied in disclosure and problem pops up related to that, but it is
very difficult to prove that you knew about the problem. So you should be
off the hook after closing.
是否要写进合同里?Yes.
何时给1000CASH合时?According to contract, usually a check at closing.

lose完就和你没关系了,有title insurance(if applicable), courtesy home
warranty和home insurance顶着,
当然买家还可以咬你诉你如果法律规定的disclosure你没有disclose,不过这时候
agent应该也有连带责任
根据我的理解,你给1000块等于buyer accepting condition as is,可以让agent在
amendment把这个写进去
做好心理准备可能还会有反复
