For popular towns, market price has not too much to do with appraisal price. Seller may not like it. You should know if the price makes sense beforehand . If you hesitate, other buyers may kick you out. Mortgage contingency without pmi (primary mortgage insurance?) may be used instead. I think this is equivalent to appraisal contingency. But not as explicit and irritating. Just my 2 cents.

my understand of pmi (from my attorney) is: say you offer $500k total for the house, of which 20% will be cash, and 80% (400k) will be loan. If appraisal comes back as $500k, lender won't require pmi. if appraisal comes back say $400k, then your applied loan amount $400k is 100% of the appraisal price. lender will require pmi because loan is over 80 %. My attorney put no pmi in the mortgage contingency, which means if pmi is required I can walk out. Another attorney used directly appraisal contingency which the seller didn't like. Here, home inspection starts before mortgage application.
