住了一年的apartment,房子是地毯。饭厅和过道的地毯有些印记。结果搬家后leasing
office把所有的地毯都换了。然后依据一年后他们付1/3费用的原则,让我们除了
deposit还要交700多。然后说如果明天交就再打个折,再付500. 他们承认客厅和卧室
没有印记,但是还是换了。以前从来没有遇到过,请问大家根据加州的一般规矩这种情
况是不是应该由我来付换客厅和卧室地毯的钱?谢谢。

of labor and materials by 14/60 months, from the actual date of last
install through the date of vacate, thus offering a little greater discount
to you.
What is the basis of providing a deduction and/or the proper term is a
proration? Proration is based upon the fact that such furnishing has a
useful life. Similarly, a car newly purchased but used for a period of time,
would not be worth the same value as when it was brand new. Over time, the
life of the vehicle decreases based upon its used life versus remaining
useful life and thus would decrease in value over
time. Similarly, carpeting decreases in value over time, which can be solely
because of wear and tear.
Wear and tear is the wearing down of fibers over time from use. Wear and
tear does not relate to damage, uncleanliness, accidental spills, etc. After
a period of time, the wear onto the fibers will run its course, thus
necessitating a full replacement. Wearing down of fibers, separate from
damage, can necessitate a replacement throughout, after a certain period of
time.
