关键是,修这些,我该要多少CREDIT.

不需要background check，大多数同时，应该快了

就算能工作，看这个report上写的 Heating/water heater/AC-heat pump 毛病挺多，
年头儿也很长了，估计这几个马上都要嗝屁。厕所排水还有问题，房顶，窗户，厨房，
etc, etc，问题那么多。楼主，除非这房子真的相当便宜，真心建议你还是穆五昂吧。

then have the HVAC unit serviced. We could also ask for a home warranty.

空调这部分是不是和我估计的一样，该想到的都已帮你想了，根本就没有空间可以拿太
多credit。
找个房子也不容易，如果真喜欢这房子，只能试着从其它地方砍。
