情况是这样的，我的外州的一个房子，搬家之后没买，租出去了。最近租期到了，让房
客搬走，move out时候发现客厅的地毯很多stain，已经无法清理干净，只有换掉，花
了$500，从deposit里边扣掉。move in和move out时候我都拍了很多照片，地毯的
condition对比非常明显。现在房客收到我的letter之后，打电话来说这个只是normal
wear and tear，不应该他们付，然后就是一派胡搅蛮缠。最后他扬言要see me in
court。
其实，我不怕出庭，只是我现在外州，1000 mile以外，不知道怎么应对。比如，他在
当地的small claim court告我，传票我如果收不到，或者到了我不接，没有serve，是
不是就可以一直拖？

地毯有depreciation per year.如果他们已经租了几年了，就没必要再扣。扣$500可以
换新整个客厅地毯。

一般地毯有个折旧，要是住3年基本上也就需要换了。我以前的apt，只要有人搬走，哪
怕是住一年也会全换新的，当然不扣deposit

刚来美国住Apt，一年后搬走，老婆说把炉圈换一下，我说没必要，这些肯定都算正常
消耗，毕竟住了一年。结果后来被扣了几十刀。

tell them bring it on. they are just threatening and if they do appear on
court and you are absent,judge will probably just ask you simply return $500
. So even if you plan to give back the $ you can still pretend you are ready
to fight. At a minimum they need to show up in the court.
if the stains are really normal wear and tear please do return the money to
them.租房的人多数不富裕，不要赚这种伤人品的钱.
