合同还没有最后签，buyer agent说seller要6月18日close,因为他们新买的要搬去的房
子6月20日close，这么短的时间，贷款来得及吗？
buyer agent今天给了我们一个表，列了一些cost. 见附件。第一次买房，什莫也不懂
。请问：哪些是贷款银行相关费用？贷款broker说没有rebate,但是可以waive贷
款银行相关费用。
可以Inspection的同时贷款吗？万一Inspection不过，怎么办？

如果条件简单, 20天应该是可以close的.

現在Open escrow , 6/18 close 是做得到的。申請貸款和inspection 不沖突。但可等
inspection 沒問題時再做銀行估價。因為估價得預付費用。關於費用，若在加州可連
繫以下。

Are you from PA? We are looking for a house in Philly suburbs recently and
was informed that one has to pay at least 12 month of taxes in escrow as the
closing cost. So from what I have learned, this closing cost is normal. The
escrow and transfer tax are required here in PA and the combination takes
almost up to $10k.
More about transfer tax here in PA: 1% for state and 1% for county/school
district, so 2% total; it is usually split between buyer and seller (1% for
each party). In some school district though, the tax rate is more than 1%.

正在看房中的新手看不太懂这些费用。
1. 为什么交那么多次homeowners insurance？closing cost里有1000 homeowners
insurance，escrows里又交两个月，ongoing monthly payment里也要交？
2. escrows里交的税跟ongoing monthly payment里的real estate tax一样吗？
3. escrows里为什么school tax交13个月，而别的税是7个月？还有为什么要reimburse
seller？

I thought lower merion has the highest school district tax, and it is good
to know that there are higher ones, haha:)
