submit offer 前急问几个问题# Living

本来今天submit offer,但第一次买房,offer的不少细节不了解,太犹豫没敢签字,
暂时拖迟了,想在这里求教一些问题,明天再签字,恳请大家解答/给点建议。
copy 了一份offer回来,简单看了一遍,暂时有这几个问题:
1. lead-based paint, 60年代的房子,agent说那个时候的房子可能有lead based
paint,只是可能,agent说其实没啥问题,即使有,那paint估计都已经覆盖paint了好
多次,只要不吃paint chip(主要防小孩),基本没啥问题,没必要花大价钱请专业人士
检查(表格上都提前在checkbox那里check 了 waived the opportunity to conduct a
risk assessment .... lead based paint。大家说这东西真的不严重吗?需要检查吗
?agent说,即使检查,检查人员也要刮开现有的paint看看里面有没有lead based
paint,agent说很贵,普通的home inspection不包括这个。就想问问agent说得靠谱吗?
2. home warranty: $450. 这450是一年的吗?offer里想着让seller出,但seller可以
拒绝,agent说如果seller拒绝,建议我最好要买?有买这个home warranty的必要吗?
或者只买一年看看?可以只买一年吗?
3. agent让我写那些close cost想让seller出,这里房市谈不上很火,但房子不难卖,
以下是之前评估的close cost,如果让seller出点,那些可以提出来让seller出呢?
暂时就这三个问题,待会儿吃完饭再看看offer,看看是否还有其他问题。谢谢!!!
