最近看了一个房子(1990的),地下室的一个墙角的墙上有圣诞树样的渗水痕迹。home
inspection 来看了之后地基外面的地势比较高,有可能水会倒灌,建议landscape挖一
条沟倒水,但不认为是大问题。后来让contractor来看,结论如下:
Our inspection noted high moisture readings around the breaker panel at the
back left corner of the foundation. We also noted interior cracks on the
wall near the beam supporting the first floor. From what we can see, the
weight of the beam has caused some minor cracking to occur, which is
allowing moisture into the wall. We recommend supporting the beam with a
solid post and excavating the outside to prevent any further moisture
infiltration.
As with any cracks in masonry or concrete, they should be monitored for
movement. At this time, we do not believe corrective work is necessary.
建议做如下处理(5年 warranty):
Estimate includes labor and materials as follows:
Excavate back left corner of foundation where cracking has occurred down to
footer gravel
Clean exterior wall
Seal and rewaterproof
Backfill with wash gravel
Haul away extra dirt
Cut pocket in basement floor under support beam on left side wall
Install solid post that will rest on the footer and be bolted to the beam
Replace floor where removed
估价1425,前房主同意支付费用。
但是不清楚这样的问题属不属于严重的问题,对以后再卖房会不会有影响。Contrator
