offer　下了，　卖家也接受了，结果收到自己agent转的应该是seller的agent发的这
么一封信
Oh, and before I forget, I wanted to let you know, even though he is exempt
from the seller disclosure, he did have an incidence of someone breaking
into the unit and flooding it between the time he closed and we first went
in to rekey. He had it remediated through his insurance, and that’s when he
decided to replace the tile, so a property preservation team cleaned up all
the water before the tile was replaced.
现在感觉有些不爽，第一是我出offer前没跟我说。　第二是我不知道这有什么潜在的
影响，比如对房子以后得保险。　求问板上tx有啥建议没？我应该怎么回复呢？thanks

什么意思，exempt from seller disclosure? 卖的as-is？不是银行bank-owned的话，
正常卖家为什么要as-is，怕什么？这种除非特别便宜我是不会碰的。

多些及时回答,
我也觉得奇怪，这个房子不是银行owner，是投资者买得，他买得在同一时期同样得房
子里也是很便宜得。　现在我买得的是现在的市场价格，我就是不懂为啥我出offer前
没告诉我，还有，我不知道这对以后有啥影响。

“ exempt from the seller disclosure” 啥意思，真的不用disclose，还特意告诉
买家漏水的事？

如果CONDITION好的话可以考虑，需要你的INSPECTOR看仔细了，
如果是老房子就不要了

seller不是人，是一个investment company的话有可能，exempt from disclosure。不
过我奇怪那么对方agent说"his insurance"指的是谁的insurance来修的？
不过话说回来房子漏水修过毛病可大可小，有的是你自己inspector能看出来的，怕的
是看不出来的。你这么想，如果对方是正常disclosure，告诉你有这么个漏水，这个房
子你怎么决定要不要？现在对方agent等于已经disclose给你了，你跟对方要C.L.U.E.
report，先看看water damage有多严重。

Thanks,我也觉得奇怪，价格也不算便宜，市场价吧。我是该继续让insepctor评估下，
还是直接拒了？目前从房子简单看不出来什么后果，但是我不知道水淹的到底多严重。

Flipper的房子，装修的质量可能很差。Agent显然不地道，还是保险撤了吧。

卖家算厚道的了。在我们过里银行exempt from disclosue它们啥都不说。即使
standard sales，也是seller makes no representation 之类。

多些多谢回答，今天收到自己agent发的几分邮件，有些糊涂。还得麻烦给看看, 简单
来说，肉眼现在是看不出来有过事故。所以想求建议，是应该直接walk　away还是可以
试着做. inspection，如果inspection没有相关问题，是不是就不能反悔了？
还有，所有解释都来自于买家agent，没有任何文件，感觉是不留一丝痕迹，卖价不告
诉，我根本也无从知道，下一任买价，如果我不告诉，也不得而知？
１。这是关于这个事故的解释，
I have spoken with the remediation company . The property was vacant and the
downstairs toilet got clogged up. When the tub upstairs was drained after
use, the downstairs toilet flooded out from the blockage. NO damage was done
upstairs at all, just toilet flooded downstairs because the plumbing sewer
line was blocked, because before then it had sat vacant without use for a
long time. The same day the remediation company was out and they had a
plumber there to snake the toilet plumbing line 60-80 ft and unblocked the
plumbing in the downstairs toilet. The wet carpet was removed and large
heavy duty fans were placed in the unit to dry it out the same day. Then the
owner had the downstairs completely redone with the new tile floor. That is
all that happened. I have asked them to send this info in an email so that
you can read it from them instead of a verbal answer from me. I still think
this is a very good deal for you and I will send you the email as soon as I
have received it. There is no other documentation that will be available.

There is no sellers disclosure report as the owner never lived in the unit
and is exempt since he has no knowledge of the property other than this one
issue. He bought it strictly as an investment。

A toilet overflowing is NOT going to affect the value of the house today or
in the future. As I stated in my email, the water was sucked up and dried up
the same day as the flood happened. There is no record filed anywhere in
public records for a toilet to be snaked out and water cleanup which
according to the company was done at the same day as the accident occurred.
You will still be able to pay for your own home inspection to make sure the
electrical and plumbing are working properly. This is not such a big issue,
the toilet overflowed and it was cleaned up and the old carpet was removed
and new tile was place instead. That is it. If you want you can still come
back with a lower offer if you are not happy with the price that you had
already agreed upon verbally.
４。这是我问，如果将来我要卖这个房子，下一任买价是否能从其它公开渠道知道这个
事故时得到的回答。
If you buy the property and move in. It is up to you when you sell to
disclose all known facts regarding the property. This incident happened
before you owned it and you were not a party to the remediation so you
really do not have knowledge of it. I believe it was an oversight on the
part of the agent regarding disclosing the toilet overflow, but I will try
and find out when it occurred for you so you have a date.
５。这是我问这个事故是否会对未来房子保险影响时得到的回答。
I have asked for a signed sellers disclosure statement for your files and
yes you would put down that the toilet overflowed if you ever sell the place
but it really should have no affect on value or insurance. This is a common
occurrence, toilet overflowing in properties, and nothing that should
adversely affect the property now.

不是bank owned不提供disclosure很不正常，说不定有什么猫腻，建议退出。

He is a good seller agent., but if you are buyer, walk away. The seller must
know more about the house, but they chose to tell you the smallest thing to
fool you.
