房子在加州,比正常价便宜几万块,但是pest inspection发现两个问题,一是有霉菌
,二是有白蚁。inspection的人说要花大概5000块钱来修。不知道这个房子值得买吗?
我对这个gufas没有多大概念,不知道算是严重问题,还是属于常见的小问题?多谢了。

Finding 1A: Exterior trimwork at the front porch and northeasterly corner of
the garage are fungal damaged.
Recommendation: Licensed trades to remove damaged materials incapable of
performing the intended function. Further inspect revealed areas. Eliminate
the moisture source. Treat the affected and adjacent areas with a suitable
state registered fungicide per the labeled instructions. Restore per
building code and weatherproof. Periodic inspection is advised.
Finding 1B: Evidence of drywood termite infestation is noted at the NW
corner of the front porch. The client requests a localized, (“spot”),
treatment in lieu of fumigation to avoid disruption of the household which
fumigation entails.
Recommendation: Barring Fumigation, I recommend treating the affected area
with Termidor SC and/or other suitable state registered termiticide, per the
labeled instructions, and ongoing observation.
Please note that this, and any form of localized treatment are considered to
be secondary sub standard measures. Local treatment is not intended to be
an entire structure treatment method. If infestations of wood-destroying
pests extend or exist beyond the area(s) of local treatment, they may not be
exterminated.
Finding 1C: Exterior trim work and base of the doorframe at the side garage
entryway is fungal damaged.
Recommendation: Licensed trades to remove damaged materials incapable of
performing its intended function. Further inspect revealed areas. Eliminate
the moisture source. Treat the affected and adjacent areas with a suitable
state registered fungicide per the labeled instructions. Restore per
building code and weatherproof. Periodic inspection is advised. Section I.
Finding 1D: The deck and railing are fungal damaged at various areas. The
deck appears to be ledgered directly to the house. The area behind the
ledger board is thus inaccessible and appears to block the subarea vents.
Areas where members attach to each other are inaccessible. Portions of the
crawlspace below the deck are inaccessible due to inadequate clearance.
Recommendation: Create access for further inspection of inaccessible areas.
