You can do refi cash out, and keep your equity on your small house under 70%
of LTV, and your lender who does refi for your will keep an enough equity
and LTV, and therefore, you can sell it or rent it later.
But you can also sell your house and add seller's temporary leasing
agreement attached to your sale contract, and afterward, you can hunt your
