一直以为no cost就是自己不用出一分钱，可我的originator却告诉我credit report (
$35)和appraisal ($495)要在close之前自己出。。。
怎么回事？倒底怎么算no cost呀？

这些钱好像最后应该由loan officer再给credit，兑掉. no cost就是应该一分钱不出
（当然如果你是condo要management office出什么材料，交给management office的钱
不算no cost 之一），有可以会让你先放一两个月的tax 在escrow里面，你找你的loan
officer要一个list，把各种钱怎么出又怎么划掉的，都写清楚了

如果没做完或者做不下来，就不用还了

也可以打到LOAN里，让你还30年的本带利息，这世界上就没有
NO COST REFI，只不过你先掏钱还是后掏钱

这些是你自己需要先垫上的，因为怕你半路退出，broker赔钱，如果能顺利close的话
，这些都会作为credit如数返还
自己出的钱应该全部进入escrow或预付利息才对

of course there is no cost refinance with the best rate available
one cannot get it does not mean it does not exist
no cost is no cost, meaning you pay nothing for any cost related to the loan.
every cost listed should be credited back at closing
the only money you pay is a few days interests covering the period between
the closing date and the starting date of the next billing cycle.

this is NOT no cost then
most "no cost" lenders will ask you to pay credit report fee and appraisal
upfront, in the case your loan is rejected, they will not lose money
but if your loan is approved, they will credit these fees back at closing
nicer lenders will not even ask you to pay these fees upfront.

most "no cost" lenders will ask you to pay credit report fee and appraisal
upfront, in the case your loan is rejected, they will not lose money
but if your loan is approved, they will credit these fees back at closing
nicer lenders will not even ask you to pay these fees upfront.
