第一次买房没经验。买房合同里同意了使用这个lender,但是这个builder的preferred

1. i don't think the builder can force you to use a particular lender, they
can offer incentive if you choose to use their preferred lender.
2. as for the earnest money, you give the builder the earnest money at the
time that you signed your sales contract. if you decide to back out of the
contract for any personal reason before closing, the earnest money is non-
refundable. bottom line, i don't think the earnest money has anything to do
with the lender that you want to use.

-Depends on the closing date of your house. it takes about 1 month for the
lender to process the loan. the builder should give you a deadline on when
you need to let them know which lender you will be using.

-you should first contact your builder asap and make sure they allow you to
switch. if they do allow you to switch, just start shopping around

also, read the fine prints in the contract that you signed. is there a
clause that specifically says you have to use their preferred lender.
