准备几个月以后买房 看到说现在必须２５％downpayment才有很好的rate。可是我们大
概只有２０％的downpayment。但是估计贷款几个月后会又有一些积蓄，想知道那个时候再多
交一部分钱，可以refinance然后重新计算rate么？ 怎么才能拿到最好的rate?谢谢

yes, rules are stricter but extra 5% doesn't make it too much worse.
suggest not to count on refi due:
a. rate could be higher then;
b. reduction in rate may not justify closing costs unless rates drop
meaningfully;
c. w/ tight budget, good to have some extra cash on hand vs "all in"
fico 740 or better & w/ 20% (or 25% if can afford) down, you'll get very
good rate if not the best--assume income qualifies

hhmi有一个总部。然后各个学校等机构有人能评上investigator的
hhmi就在这个里面建一个institute，所以有无数的institute分舵

要看到时候的rate了，一般都是做no cost refi，因为要cover cost，所以rate会比同
时期的purchase高一些的。

HHMI at Chevy Chase is the headquarter. HHMI inside NIH is the office for
the HHMI-NIH Research Scholars Program, which is for medical students.
