感觉楼主很不会过日子。每月交完房贷，还剩4500块，竟然把日子过成这样。俺们这儿
很多人每月收入都不到4500块，还不是照样买房子，也不耽误存钱。
每月收入7000块，房贷至少要4000块，才够不浪费。楼主真是既不会过日子，又不懂得

7000...不会是弯曲把。。
查了下mint，发现收支是很难做到平滑的，我把mortgage account剔除了，否则80多万
的loan还得加个支出。当然，mint不全了，其他收入就不算了。。

我发现除了电话和上网，其他我花的都比你多，不过没有car loan,一年其实也就是能
省几张机票，普通中产活得一点也不轻松啊。

我们第一次买车用了0%的贷款，后来发现每个月见到账单真是件折磨人的事，所以后来
买车决不用任何贷款，眼不见心不烦。

pay off哪個都不划算。現在國內人民幣存款利率加預期升值每年起碼7%的收益，隨便
找個理財就10%了。我都是建議在美國貸款，把錢拿回去投資。

成本，短期内升值利息都cover不了费用，长期人民币升值可能已经到了强弩之末了。

你们怎么都那么幸福呀。俺们这里的地产税加HOA怎么样也要大于一千一个月。再加上
417K的mortgage. 一个月光是房子开销就要三千。还没算孩子，就算上了公立，after

我俩手机，加一座机，加网费，一个月160块。当然我们不是无限的手机上网，主要靠

我觉得LZ晒的就是中产的正常开销,(当然 mortgage, daycare 什么的比我们这里便宜
，xmjdh 呐:P），不然也算不上美国的中产了吧。
你不能说费油钱就不要开车出去玩儿算了，费水钱连草地都不 maintain 了吧，宽带网
家里也没有，到图书馆蹭去？这也太 cheap 了。
要说 other 什么的一个月500也真心不多啊，LZ列出来的没包括添置个家具，电器，电
脑，tablet, 新手机什么的吧？如果有房子时常还有个修缮费，upgrade的花费什么的
。一家人要买衣服，鞋子，孩子的玩具，推车，尿布等等，女生要买包包，化妆品什么
的吧。朋友结婚，生孩子，小孩子party, 回国给父母，亲戚朋友不要送礼吗。去 gym
的钱。偶尔有病什么的付个 co-pay。我老公还说，这节假日什么的怎么这么多啊，情
人节啊，圣诞节啊，结婚纪念啊，生日啊等等没有 party, 礼物什么的吗？

起碼升值到1：5是沒有問題的。至於匯款損失，你不用真的匯吧？直接拿國內存款存就

最重要，吃和用的不要省,车贷房贷还完了可以考虑再投资。偶一个人累死6000in，每

我家俩人上班，401k放6%match公司的，税后差不多7千多不到7千5。

一般房子里外的东西20年一换,包括房顶地毯窗户冰箱洗碗机洗衣机橱柜等等,有的还挺
不了20年,再加上其他养护,平摊到一个月也得差不多500.
人多了,房间多了,衣服+homegoods的消耗也不小.
gardening自己做也要买很多东西,草种树种,肥料,除草剂,花盆,等等.还有各种工具的
投资和保养,特别是新房奴们,头几个月开销那是非常的大.

在美国最后剩个房子不像在中国那边剩个房子那么有意义，虽然有比没的好。
还有以其存钱给孩子出学费，让孩子以后更好的给人打工，不如把钱存起来，让孩子
以后有需要自己创业的时候，有一笔启动资金。
现在这个社会，要么你有钱，让钱翻钱。要么你就卖体力脑力或者别的。

的不多也算是middle class.
