我已经给我的agent问过了说如果不是整个房子都出租的就不能买landlord's
insurance
我从没说过不想买

rental house insurance will cover all the legal fees for you
don't know why you don't wanna get it.

我记得有保护只出租一间房间的房东的保险，当时买保险的时候隐约看到的。
要不你再google, google?

You might need to switch to a different insurance company if the current one is not cool with your renting out a spare room.
I switched to a diffrent insurance company due to other issues regarding rental property.

如果在纽约，你可以在租约上加上房客必须买保险的条款。其它的州也应该可以。

But 房客 can still sue 房东.
房客有房客的保险(renter's insurance)，房东有房东的保险(landlord insurance or
rental property insurance)。Coverage,Liability不一样。
Lots of homeowners rent out their spare rooms with proper landlord insurance.
