假设 房价 $250，000 ; 首付 20% $50,000, 剩下的30年贷款，每月$1000左右。 地产
税的话每月 $400左右。
那么盖房子的每月花费为＄1400
房子会交给property management company管理,该地区同等房子平均租价为＄1300 ~ $
1500
不知道management fee 是多少，假设为租金20%, 那么每月房租收入为$1040 ~ $1200.
这样每月还要出$200-$360来还贷款
另外一个因素是该地区房价平均降了有25% - 30%， 房价应该是慢慢回涨的。还有这里
说得是大城市的downtown, 应该可以比较容易的租出去。
大家给说说这样的投资是否make sense呢？

同意，原管子我刚开机觉得很难听，连中音都不行，可能没煲开？换了德根的ecc82
觉得真是不错，声音很干净。

You didn't count maintenance fees and vacancy. Also, if the property value
has dropped, expect the rent to drop further.
You could have some tax savings though, depending on your situation, that
may compensate you for the down payment.
Overall, this is not attractive at all. In many parts of the nation, you can
find a property that costs 100x or less than the monthly rent, which
traditionally is the criteria for real estate investment.

昨天我说了RCA比那个OEM的要好听，但是差别并没有想的那么大，换了个TFK ECC82，
咋一听也就这样，再稍稍好些。 这些是开机听3－5分钟的感觉，今天开机久一些，管
子热透了，声音差别就大些了。
声音柔和程度和音乐性上：TFK 》 RCA(好像声音弹性比较足-full?）》GE 》 OEM

实际上随机的管子都是设计者选好的，素质蛮高，像我这样的木耳想要享受换管的乐趣
