有这么一条：
Compensation: Buyer agrees to compensate the broker as follows:
The amount of compensation should be:3% or the compensation broker receives
from seller or seller's broker, whichever is greater. In either event, buyer
authorizes broker to accept compensation from seller or seller's broker,
which shall be credited against owed by buyer to pursutant to this agreement.
我的理解是buyer's broker至少拿3%的佣金，也就是不能少于3%。 Regular sale的房
子一般都给buyer's broker 3%，可是版上说有些short sale or foreclosure 房子的
佣金可能会小于3%，不
