这个时间应该很正常,NJ很多在城里上班的人,commute时间都在1.5小时左右。我以前 住west new york,就在hudson临水的公寓里面住,每天仍然要1个小时单程。 NJ condition比较好的(包括学区),价格适中(70万美元以下)的SFH基本都在 public commute一个半小时以上的区域,Summit/shorthill之类一个小时左右的town, SFH基本要million dollar级别。
In your situation, why not consider Long Island? The commute door-to-door is less than 1 hour for most. LIRR stops in Penn Station now, but by 2016, it would also makes stop in Grand Central. It would be the most convenient commuter rail line. It would also increase the re-sell value of your house. I just bought a house in Great Neck. There are plenty of houses in GN that are in the $700K - $1Mil range. The school system there is also one of the best. The train ride during rush hour is only 25 mins to Penn Station, 35 mins if local in non- peak hours. GN is also very close to Flushing, making life easier and more affordable in many ways, like grocery shopping, hiring nannies, roofers, gardeners, handyman, and etc. There are also many good Chinese schools and music schools for your kids... btw, I moved to GN from Hoboken, NJ. My commute to work is only 10-15 mins more.

We could get a commuting nanny who could take bus to Great Neck from Flushing for only 30-40 mins. And of course, all those great chinese restaurants in Flushing... Flushing/Bayside is also expanding futher into LI, with these many cash rich Chinese, the property price in the area would only go up. The fact that the commuter rail would also make stop in Grand Central sealed the final deal.

My house was built in 1928, its an older tudor with slate roof. The house is 4 bed, about 2900 sq ft living space, property size is 10000 sq ft. The houses that were built in the 1920s, if they have not been neglected and have had no termite damage, they are often in superior quality and would last longer than many of those so-called "new constructions". The interior was old, so I gut renovated it the whole house, changed all the windows, new hardwood floors, and all new 3 1/2 baths... It was costly, but I now have a brand new interior, so I think it was worth while.

I know a guy commuting from Warren to city (lex ave) for about two years. He usually drove to Newark train station. According to him, the traffic is never a problem. His door to door time is about 1 hr 20 mins (he claimed) and I forgot how long it took him to drive from warren to newark. Tenafly is not a easy commute at all. It took about 1 hr and 20 mins. And houses there are older (similiar to Millburn). If you look for houses within 20 years old and budget below 700k, warren, edison is probably some good choices. If you can bump up the price to 900k - 1M, you can find some in new providence, berkeley heights, westfield. Summit, chathem, millburn, shorthills are all expensive and houses are older /smaller. btw: 1.5 hours are just a little over average among the commuters into the city. I would rather say that if you can't afford 1.5 hour commute time, you have only one choice to trade down the school district.

You can drive your car to westfield train station from warren 10 minutes, and take the express train to manhattan 30 minutes. The train will run in the next 2 year. less than 1 hour to manhattan.

Warren to Westfield开车应该不止10分钟吧?另外刚查了一下发现Westfiled没有直达 纽约的火车,最短也要50分钟啊。你说的火车是NJ Transit吗?为什么说在未来的2年 有,2年以后会取消吗?

I think this lot have parking available all day. There may have another smaller lot that is a little bit cheaper but tends to fill up with the first train of the day.

两个人都在曼哈顿上班的话,不如住在New York City。住NJ, 两个人Commute,时间 浪费得太多,交通费也不便宜。关键有小孩的话,接送幼儿园/课外活动很不方便。 可以考虑Queens 的Forest Hills, F Train 20分钟到Rockefeller,接送幼儿园/课外 活动很方便。 另外New York City 的Single Family House 的Property Tax 比NJ,LI, WC 低多了 。Forest Hills 1.2 M的Single Family House, Property Tax 《6千。这要在New Jersey 好学区,估计至少25K。

assume the combined salary of both couple is $250K or more, any savings you get on property tax would be spent on NYC tax. More you make, more NYC tax that you got to pay. I like Forest Hill Garden. But very few houses there are under 2m... 1 - 1.5 mil probably would not get you a nice house in the Garden. If you are further aways from the train station, then there is no saving in commuting.. .

How about fort lee, it is very close to NYC....the elementary school has 7/8 out of 10' not too bad

Nobody recommends westchester? Both of them work within 10 minute walk to Grand Central. Westchester will fit them best. Scarsdale can get them under 1 hour commute door to door. Chappaqua is just 15 minutes further. WC has top schools, easy drive to most places like airports, flushing. Its population is less condensed than NJ. The drawbacks are lack of good Chinese restaurants, old houses, high property values, and in turn high property taxes. But really in the tri-state, only places with low property taxes are CT and NYC. 700-800k should get you a fair 4 bedroom house in Chappaqua. 200k more can get you started in Scarsdale. Other towns like Pleasantville, Ardsley, Hawthorne, Irvington, Croton-On-Hudson and many others all are good choices depending on your budgets.

的确很想找一个近一点的房子,可是Milburn,Summit的房子大多是60年或更久以前盖的 ,房子也小不少,也不是不可以,不过这些地区到纽约door to door恐怕也要1小时10 分左右,所以时间上差别不大。另外north bergen地区没有花时间研究,听说Tenafly 不错,不过没时间了,除非退了现在的房子,重新开始找房。

Summit, chathem, millburn, shorthills are all expensive and houses are older /smaller. btw: 1.5 hours are just a little over average among the commuters into the city. I would rather say that if you can't afford 1.5 hour commute time, you have only one choice to trade down the school district.

You can drive your car to westfield train station from warren 10 minutes, and take the express train to manhattan 30 minutes. The train will run in the next 2 year. less than 1 hour to manhattan.

两个人都在曼哈顿上班的话,不如住在New York City。住NJ, 两个人Commute,时间 浪费得太多,交通费也不便宜。关键有小孩的话,接送幼儿园/课外活动很不方便。 可以考虑Queens 的Forest Hills, F Train 20分钟到Rockefeller,接送幼儿园/课外 活动很方便。 另外New York City 的Single Family House 的Property Tax 比NJ,LI, WC 低多了 。Forest Hills 1.2 M的Single Family House, Property Tax 《6千。这要在New Jersey 好学区,估计至少25K。

assume the combined salary of both couple is $250K or more, any savings you get on property tax would be spent on NYC tax. More you make, more NYC tax that you got to pay. I like Forest Hill Garden. But very few houses there are under 2m... 1 - 1.5 mil probably would not get you a nice house in the Garden. If you are further aways from the train station, then there is no saving in commuting.. .

How about fort lee, it is very close to NYC....the elementary school has 7/8 out of 10' not too bad

Nobody recommends westchester? Both of them work within 10 minute walk to Grand Central. Westchester will fit them best. Scarsdale can get them under 1 hour commute door to door. Chappaqua is just 15 minutes further. WC has top schools, easy drive to most places like airports, flushing. Its population is less condensed than NJ. The drawbacks are lack of good Chinese restaurants, old houses, high property values, and in turn high property taxes. But really in the tri-state, only places with low property taxes are CT and NYC. 700-800k should get you a fair 4 bedroom house in Chappaqua. 200k more can get you started in Scarsdale. Other towns like Pleasantville, Ardsley, Hawthorne, Irvington, Croton-On-Hudson and many others all are good choices depending on your budgets.

If it was me, I'll drive to Harrison, about 30-35 minutes, take PATH to WTC, about 20 minutes, then subway to Rockefeller Center, another 20 minutes. Advantage: cheaper ($60 PATH vs $300 NJ Transit), no need to time the train (PATH run every 3 minutes in peak hours). Disadvantage: no seat on the train. And I guess the parking in Harrison will be cheaper than Summit.

补充一个jericho。wall st上班首选。学区比gn更好。有atlantic express。non-stop to 花街河对面。下车跳4/5,10分钟就到花街。早上6:57am上train,到办公室还不 到8点。

now days, you can buy a half new (>circa 2000, 3000 - 4000 sq ft) house in baskingridge for high $700K - $900K. Most of those houses are on the hills... if you are willing to buy older places closer to town, $600K could get you a nice place as well...

I just randomly picked 8 Raritan Place, Basking Ridge NJ 07920 It was built in 2001, between 3000-4000 sq ft, in th Hills/ it was sold on 7/9/2009 for $880K. I don't think the market had moved up since then and I think if it was on the market today, you could probabaly get it for $850K or lower.

the price dropped a lot in 2009 then it went back up a lot in 2010 the same richmond model sold for more than 950k in early 2010 the price did drop in 2011, but get it under 850k? good luck plus this one is the most entry level 3k sqft model in patriot ridge most houses in the same subdivision are better than this one
