做preapproval的时候,找了一个MA local bank的broker,她顺便给了一个loan cost

包含
origination charge 。。。。。。。 $750
credit or charge (point) for the specific interest reate chosen 0
Appraisals........................$400
credit report.....................$11
tax service fee...................$90
flood life of loan fee..............$19
attorneys fee......................$500
abstract or title search...........$150
title ins-lender coverage..........$502
title ins-owners coverage..........$1000
(这么多吗?这是每个MA的broker都会要1502吗)
municipal lien search..............$50 (?)
recording fee-DOT/MRTG.............176
recording fee-deed.................126
recording fee-assignment...........76
recording fee-MISC..................67(这上面四项也是MA规定必须的吗?)
survey..............................150(?)
2. Approximate cost of prepaid interest and escrow/reserves 2196.61
interest(estimate 2 days)..............46.58
real estate tax escrow& insurance escrow....1533.32
1st year insurance premium..................1000
aggregate adjustment........................(383)
a)这两项estimate,我估计得在closing后交6000多,这个正常吗?哪些是可以和这位
brokernegotiate的呢?或哪些是可以通过换broker可以避免的
b)我12月3日填agreement,1月3日closing,这个时间里bank有足够时间处理我的贷款
case吗?我是否需要推迟closing的时间?推迟一周是否够?
c)我什么时候lock in rate 比较好?是我看到最低的利率再锁再申请loan?还是应该
先确定broker,递交申请,然后再关注利率,等到利率低到一定时候锁定?那个30天锁
定和15天锁定,是从什么时候开始算这个30/15天?
