once you have received lien holder's approval, it means you have a contract.
you can use inspection to get away from it if your inspection contingency
is still alive, but you can not renegotiate the price. also for short sale,
any price change, credit request will need re-approval. if you have changed
your mind for this one, kill it using your inspection contingency.
