Just as they mentioned, that they can cancel the contract and escrow if you
don't remove contingency by the due time. 21 days loan contingency should be
good enough for you to know if you can get the loan or not. The fastest
lender can conditionally approve your loan in 2-3 days so you would have
idea where you stand and if you can satisify the lender's request or not.
Usually seller will not cancel the contract so easily if you dont remove
contingency on time, unless they have really strong offers coming. Best

seller是说和我签了offer后,在21天之内,他还可以接受别人的offer,我要是不撤
contingency, 他有权 cancel escrow。

很多情况下,Seller 都会加上这条 Clause. 主要目的是万一 buyer在合同所规定的时
间点内不能履行诸如“Remove loan contingency”时,seller 有权取消合同而另选买
家。21天是个比较合理的时间,你应该有足够的时间知道你的贷款可否获得批准。以下
几点查考:
-- 这21天内,seller是不被允许接受其他offer的,即使新offer比你高,否则seller
违约;
-- 这21天内,房屋的listing status 会变成 "Pending with Release",就是说
buyer 还需要release loan requirement;
-- 这21天内,seller 可以继续 show house to 其他买家,如果他们下 offer,只能
是处于 Backup offer;
-- 当你最终获得贷款 remove loan contingency 后,房屋status 通常变为 "Pending
No Show",也就是说其他人无权再看房;
-- 如果超过21天,你还没有remove loan contingency,那么seller 视你违约,但通
常在取消合同前,他们还应该给你发个 "Notice to Perform".

So the seller is going to keep the house on the market while I go through
the approval with the lender. If they get another acceptable offer, they
will give me 48 hour notice, where I can remove the loan contingency and
continue the sale. If I chose not to, then they can cancel the escrow.
