电话面试后发了一封感谢信给hr，然后对方回了一句
Thank you very much – very nice to hear such good feedback.
可是过了一个礼拜还没得到啥消息
今早发信想问问有什么update，可以hr一直不回信
难道电话面试后也有默据一说？？

USCIS Temporarily Suspends Premium Processing for Extension of Stay H-1B
Petitions
Starting May 26, 2015, U.S. Citizenship and Immigration Services (USCIS)
will temporarily suspend premium processing for all H-1B Extension of Stay
petitions until July 27, 2015. During this time frame, petitioners will not
be able to file Form I-907, Request for Premium Processing Service, for a
Form I-129, Petition for a Nonimmigrant Worker, requesting an extension of
the stay for an H-1B nonimmigrant. USCIS will continue to premium process H-
1B Extension of Stay petitions filed with Form I-907 premium requests prior
to May 26, 2015.
USCIS will refund the premium processing fee if:
A petitioner filed H-1B petitions prior to May 26, 2015, using the premium
processing service, and
USCIS did not act on the case within the 15-calendar-day period.
Premium processing remains available for all other Form I-129 H-1B petitions
, including petitions subject to the H-1B cap that are requesting a change
of nonimmigrant status or consular notification.
This temporary suspension will allow USCIS to implement the Employment
Authorization for Certain H-4 Spouses final rule in a timely manner and
adjudicate applications for employment authorization filed by H-4
nonimmigrants under the new regulations.

等了六个多月的short sale 有了回音。银行的counter offer 有三条。没有one-
year home warranty；如果发现termite, 不管修； 1%的negotiation fee。头两条
没什么关系，这1%的negotiation fee 是付给谁的？大家有没有类似的经验?

这是因为USCIS需要人去处理H4 EAD吧。
网上说一开始估计有175K的人会受益H4 EAD，要是都挤一块交，够USCIS好好干一阵儿
的。

首先恭喜了。
我有两个问题：
难道SS一般要提供一年的HOME WARRANTY?
难道SS不是AS IS? 没有CREDIT/REPAIR? 难道有TERMITE还管去除的？

看来以后485处理会更加慢了。

Short sale 是Sale ＡＳ IT IS。所以BANK去掉那两条在意料之中，只是对
negotiation fee 有疑问，这个是都由buyer出吗？

This is what I heard:
"If the negotiation fee is in regards to a short sale, it's likely paid to
the negotiator. Many are opting to utilize third party negotiators.
Historically a seller's lender would allow this fee to be paid from the
proceeds of the sale, but lenders are tightening their belts and I've seen
even some attorneys not be able to get paid for their services out of the
proceeds.
Some negotiators charge the listing agent or the buyer's agent for their
services and not the lender. This too is an option for compensation. Another
way a third party negotiator may be compensated is from the buyer. There
has been a shift from taking proceeds out of the sale "sellers side of hud"
to the buyers "buyer's side of hud", whereas the selling lender cannot
dictate that compensation for services.
In the last few years the industry of third party negotiation has grown
tremendously. Last month 86% of all short sales with a negotiation fee
charged to the buyer were under contract.
So there are all different ways to approach the compensation."

485为什么更慢？
难道H4 EAD也发到NSC和TSC么？

negotiator的作用发生在SS里的哪个个部分？
SS不就下面几个步骤：
1 HOMEOWNER找LIST AGENT 卖房子，找到买家，然后签CONTRACT。
2 HOMEOWNER把SS的CONTRACT交银行批准。银行批HOMEOWNER的SS资格以及评估房子的价
格。
3 得到批准以后，然后完成交易。
这三步里，negotiator在哪一步起作用？
是谁请的negotiator？到底替谁说话？ CONTRACT里有说请negotiator？

Yes a short sale negotiator is the person the seller designates to work with
his lenders as his representative. It can be his agent, attorney, 3rd party
or anyone else. It helps to have someone who is familar with the process
and knows what banks will and will not accept. To push back on unreasonable
demands and work with appraisers who are doing the appraisals. It's an art..
...
The good news is there are many of us agents who have the experience to do
this....I have short sale information on my website about the process for
both sellers and buyers, if you would like to get a bit more information
about short sales.
看来有经验的LIST AGENT就能做negotiator的工作。
