现在是5-year arm 第2年，最近准备refinance，关注mortgage rate，一直上涨，几乎
要绝望了。今天能quote的最好的APR已经到4%了。请有经验的，最好作过broker的同胞
给个建议，是否现在立刻上船。4%不是很好，但担心以后只能更高。

没人能保证rate一定还会变好，或者一定就不会变好。既然今年才是ARM的第二年，LZ
还有时间观望一下。

Nobody really can predict how rate will go. You can do the calculations.
1. what is your current 5 yrs ARM rate?
2. every .125% lower on the rate will save you 0.125% * current loan amount
/ 12, per month.
do the calculate to see if it is worth to do the refinance. If your current
rate is very high and you can get the no cost refinance anyway, it doesn't
hurt to do the refinance even the rate is not at the lowest point.
If only minor changes, since you are only at the 2nd year of 5 yrs ARM, you
can just wait for a little bit.
