There are three different days. Signing Day, Funding Day, Recording Day.
Recording day is normally the next business day after funding day. Your old
loan will pay till recording day, whereas the new loan will pay from funding
day to 1st of the next month.
As long as funding day is not on Friday, or any business day before (banking) holiday, it is OK in most cases.

星期四,五签,下个星期二,三funding可以说比较保险,不会产生周末的interest overlap。如果escrow可以控制什么时候funding,就象楼上说的那什么时候签都行。

It is most likely that recording day is next business day after funding day.
You could confirm with escrow officer or mortgage broker.
If funding day is 12/2, old lender pays from 12/1 to recording day (i.e. 12/
3), new lender pays from 12/2 to first day of next month (ie. 01/01).You
have to pay the interest for Dec through escrow, but you don't need to pay
Dec mortgage at all which is due on Jan. 1. Your next mortgage payment is due Feb 1 for Jan's mortgage.
If your funding day is at the start of the month (i.e Dec 2), lender might give your credit for the first few days, but you have to pay Dec's mortgage, which is due on Jan 1.
This is my working experiences in California only.Your

recording day有可能在Funding的同一天,也有可能是两三天以后,这个要具体情况具体
分析,不过大部分的时候都是Funding的第二天.
如果Funding date是12/2号,escrow应该会退给你12/1和12/2号新的lender的利息,然后
月供从1/1号开始付。

分析,不过大部分的时候都是Funding的第二天.
如果Funding date是12/2号,escrow应该会退给你12/1和12/2号新的lender的利息,然后
月供从1/1号开始付。

那旧lender怎么付?假设12/2 funding date, 12/3 recording date, 11/28 sign
docs.

那一般老银行会多久把escrow剩下的mail出来呢
还有,在refi close sign的文件里面,是不是只有deed of trust/mortgage 那份文件
最后要拿去county record? 还有其他的么?

银行,说这样比较保险,请问合理么? 多的话到时是老银行退给我还是title公司呢?

Your escrow officer will adjust the pre-paid interest, and return to you if
there is any extra.
If you paid more than what the old lender needs (principle, interest, etc),
the old lender will adjust and mail you a check within 3 weeks.
