这里的专家多，请教一下我的refinance的问题。
9月份买的房子，75万，首付25%。当时的利率是4.125%。现在询问了一下，最低利率（
>417k)可以3.875%，甚至3.75%。
我的问题是，如果3.75%，no cost, 值得现在做refinance么，现在locak，估计1月底
可以settle？这样大家讨论的payroll tax cut 对我会有影响么？
如果3.75%还不够，多低的利率做refinance比较值得呢？
请大家和专家指教，包子随后奉上。

First, which state are you in? 3.875% 30 years fixed for > 417K, that's a
great rate.
For you,if it's no cost refinance, lower rate >= 2.5% would be worthy of it.
If you do refinance now, the new tax thing will have some influence, but no
big deal for you.

既然是no cost, no point, 绝对是值得做的.
如果lock了，新法案是没有影响的。
当然rate越低越好，但是如果你拿到3.75已经真的不错了

只要是 No point No Fee refinancing, 低于0.25%就值得做.
payroll tax cut 影响 remains unknown.

$417K以上可以做到3.75%? 如果是真的，那就太好了。

No cost, no point, why not. It will be fine if you lock the rate in this
month.
Question: 30 or 15 years? If 30 years, the rate is very good; if 15 years,
not good.

My case is very similiar to yours.
I did refinance without cost to get 4.125% for HB 30 years fix rate in Nov 4.
I'm still waiting for re-finance without cost in two month.

9月份买的房子应该是30年的贷款了，问题是9月的利率是全年最低的时候，现在的利率
不会比那个时候掉那么多。

以前是ARM好，现在是Fixed好

刚打过电话，3.875%是可以拿到的。不过3.75%早上有，现在拿不到了。

It's 30-year. Hopefully, rate could go down little more.
