看中了个房子，合同已经签下来了，正在弄贷款。有以下一些问题，
1. rate 30天lock 是对于closing date 而言的吧，也就是说即使我3天前lock了4.875
，对于我的closing date 是5月初，那是不也是没有任何意义，除非提前close。
2. 买的房子只有wood siding，没有那些aluminum 或者vinyl siding，有必要自己去
siding 吗，听agent 说就是自己得每个几年刷一层漆，因为房主以前老喜欢换颜色。
3.还是贷款的问题，如果网站上他们列了5最低，4.875要买point，那有可能砍价到4.
875不买point吗？因为他们whole sale的肯定低于4.875 现在。

1，是，没有lock到closing date到时候就无效了。
2，wood siding 5-7 年要刷一次漆保护，不是因为前房主
喜欢换颜色。
3，never hurt to try.

那是不是wood siding 没有那些aluminum 或者vinyl的好呢？至少后者有保护作用。
那到底要不要我们自己弄个siding呢。可能会住5-6年。但是不会forever

就是说无计可施了？还有什么办法可以low 这个rate，除了buy points

normally i expect broker can earn/profit 1k from your loan,
now if you want from 5% to 4.875%, that's 5k for 300k loan.
do u think they can sell it to you?

if you did buy the 4.875 rate 3 days ago,
just spend 500 or so to extend the rate to 30 days more,
if that's an option for your lender.
